How do we schedule a viewing or showing?

This article will explain the process for a renter to schedule a showing or viewing of a property. To schedule a showing on one of our rental properties, please follow these steps.
1- Go to our website and choose Search Rentals. 
2- From the rental listing click the big orange button called "Schedule Viewing"
3- Fill out the form and follow the steps
4- You will be able to choose and time and you will receive showing instructions.

***If you do not see the property on our website or it does not allow for scheduling a showing...that means It is not available now or it has been rented.

How do I know if a property is still available?

Any properties listed on our website are available to rent. We do not remove listings from our website until a lease is signed. So it is possible that we have approved rental applications on a property, but because we have not signed the lease and have not collected all funds owed, we keep them listed.

If you find a property that you are interested in and find out that it is no longer available, our leasing agents will gladly tell you about other properties available or other properties coming on the market soon.

Please note that some properties on our website are actually coming soon. This means we are doing maintenance or waiting for a Tenant to move out. You can email [email protected] to get a better idea of when they will be ready for show and occupancy.

Where can I get an application?

We have online applications that you will find at: www.crossstate.management

How much is your application fee?

Our application fee is $55. Please note that every occupant over 18 years old must apply. You can find our online application at: www.crossstate.management

How do I make my rental payment?

All of our tenants pay their rent automatically through our online payment portal. The portal is set up for you during your on-boarding  process.

What are the credit requirements?

A combined FICO Credit Score of:
- 640 or higher (Pass)
- 600-639 (Conditional)
- 599 and below (Automatic Denial)

What we look at is the total picture of your screening report which includes things like:
- Your income to rent ratio verification
- Have you had evictions within the last 3 years
- References from the previous Landlord (do you pay your rent on time)

How are applications processed.

All applications received will be processed on a first come / first served basis. We will process applications up until the point where a signed lease and deposit is received. Applications typically take on an average of 72 hours to process depending on how fast requested supporting documentation is received. Once an application is approved the applicant has 24 hours to provide CrossState.Management with the deposit to secure the property. Please make sure that all your necessary supporting documents are included with your application.

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide:
- a copy of a valid form of identification
- proof of income including 60 days’ recent pay stubs/employers information. If self-employed please provide 2 years most recent tax returns and 3 months’ bank statements.
- 3 years of residential history as well as contact information for your rental references.
- please note that most properties require that applicant combined gross income is at least three (3) times the monthly rent amount.
- Please be sure to include an email address for all applicants ages 18 and over.

Disclosure to Prospective Tenants regarding Fees:
- The application fee is only $55. It is collected before we process your application
- $99 Lease Processing Fee collected upon Lease Signing. This fee is separate from the application fee.
- Late fees are $75 if rent is not received by the 5th of the month
- $100 (cat)/$300 (dog) Pet Acceptance Fee collected upon Lease Signing
- $25 month rental fee for per cat
- $100 per month rental fee per dog
- $50 per month per animal that is not in a cage or aquarium 100% of the time
- $99 Lease Extension/Renewal Fee

How long will it take to process my application?

Most applications take 24 to 72 hours. It takes that long because we go through the process of verifying employment, income, rental history, credit, and background check.

Why do I need a co-signor?

If you have no or low credit, or have an income ratio lower than our normal standard, you may be able to use an approved co-signer to move into one of our properties

What dog breeds are unapproved and not allowed?

Here is a list of dog breeds that are considered aggressive dog breeds by most insurance companies and therefore in most cases are not allowed.

- Presa Canarios
- Chows Chows
- Doberman Pinschers
- Akitas
- Wolf-hybrids
- Mastiffs
- Cane Corsos
- Great Danes
- Alaskan Malamutes
- Siberian Huskies

If you own one of these breeds we may make an exception. You must be able to prove that your dog has received and passed certified obedience and socialization training from an approved trainer. In these special cases please know that we require an additional non-refundable fee of $1000.xx

Why are late fees so high?

Late fees ($75) are set to encourage on-time payments and discourage late rent.

The property owner's mortgage payment is due on the first day of the month and, in most cases, the owner depends on the rental income to make that payment. Additionally, it takes extra labor to collect late rents.

Can I use my security deposit as my last month's rent?

No. The security deposit is to cover any extraordinary cleaning or damages to the property. It cannot be used for other reasons.
